How do I make a booking?
Direct bookings. We welcome direct bookings – just fill out the form on your Booking page, and we’ll be in touch.

Is there a minimum length of stay?
A 2-night minimum stay applies throughout the year. A discount applies to stays exceeding FIVE nights. (Refer to Terms and Conditions)

When I book my accommodation, do I pay the full amount?
Yes. Please refer to Terms and Conditions: Section Bookings

What happens if we need to change our booking dates?
All booking amendments including extensions, rearrangements, alterations, must be emailed Any changes made to your booking after confirmation must be requested in writing by email. and will incur an administrative fee of $50. Please refer to Terms and Conditions: Section Booking

Bookings What is required if we decide to extend our stay?
Subject to availability, you are required to make full payment of all fees upfront.

Do you have a Cancellation Policy?
Yes. All bookings are subject to standard terms and conditions unless government-enforced restrictions or border closures are in place for the specific travel period booked. Please refer to Terms and Conditions: Section Cancellation

How many guests do you accommodate?
The Ark accepts a maximum of TWO guests, with a minimum age requirement of 25 years. At no time during your occupancy is the number of guests staying to exceed the number booked.

What happens in the event of an emergency?
In the event of an emergency, please dial “000” and state the nature of the emergency, ie Police, Fire or Ambulance.

ARRIVALS, CHECK IN & CHECK OUT
What is included in our stay?
The Ark is fully self contained. All linen is supplied. Bread, milk, eggs, tea, coffee, olive oil seasonings and home made condiments are supplied. A welcome platter greets you on arrival showcasing some of our artisan producers.

What time is check in?
Check in time is from 3 pm. Please notify hosts of your ETA in order for us to prepare heating/cooling arrangements accordingly.

What time is check out?
Check out is strictly 10.00am. Late check outs will incur a further night’s rate.

Is free parking available?
There is ample free street parking available ten metres from the front entrance of The Ark.

Where do I collect the keys from?
Keys are in a lock box to the right of the entrance. Should keys be lost during your stay, or not left at check out, replacement costs will apply.

What if we leave something behind?
Please contact us as soon as possible and we will endeavour to locate the item and have it returned to you. It is the guest’s responsibility to organise postage or a courier to return their belongings back at their own cost.

WHAT’S ALLOWED & YOUR RESPONSIBILITIES

Can we elope at The Ark?
If you are eloping in the traditional sense, that is, just the two of you, celebrant, with photographer and a few other vendors, we would love to host you at The Ark. Elopement at The Ark requires written permission from us, the owners and hosts. If you would like to know more, please email us with your questions – merrin@thearkcoolamon.com.au

Can we move furniture around during our stay?
Furniture should not be moved around during your stay. Any damage caused from moving furniture and your credit card charged accordingly.

Can we film or photograph at this property for promotional/commercial purposes?
While we are happy for guests to take photographs and videos for personal purposes. Commercial photoshoots at The Ark are prohibited unless we have provided our written approval. All filming and photography requests must be sent in advance and will be subject to a contract, fees and our discretion. If you would like to enquire or make a booking for commercial use of The Ark, email merrin@thearkcoolamon.com.au to discuss further.

Are pets allowed?
No pets are permitted on the property or the grounds.

Is smoking allowed?
Smoking and/or vaping are prohibited on the property and grounds.

Are parties and events allowed?
Parties, functions and events are strictly prohibited on the property and grounds.

Is there a noise/behaviour policy?
Your hosts enforce a good neighbour policy. Behaviour and noise levels exhibited that are disrespectful of, and disruptive to the owners, neighbours, or community which prompts complaints shall not be tolerated and will result in eviction immediately without refunds. Your hosts request that noise levels between the hours of 10.00 pm and 8.00 am is kept to a minimum at all times. Your hosts reserve the right to evict guests, without refunds who are conducting illegal activities and demonstrating disorderly behaviour or who, in the absolute discretion of your hosts are a risk to the property and or other persons. Your hosts remind guests that they are fully responsible for their actions, conduct and safety during their stay.

Do we have to clean the property before we leave?
Before you check out, could you please attend to the following: – ensure all kitchen items are washed, dried and packed away – place any waste in external bins outside the rear of the kitchen – place used kitchen, dining and bath linen in the cane basket near the bathroom. – turn off lights, fan and air conditioning – lock all windows – we will take care of bed linen – leave keys on the marble desk in the front vestibule and close the doors

Security
It is guest(s) responsibility to ensure all windows are closed to maintain security and prevent any risk of water damage. Your hosts are not responsible for the loss of any personal belongings and valuables.

Energy Saving
When absent from The Ark for a lengthy period, please promote energy-saving practices.

Inventory
An inspection and inventory will be completed at check out.

Compliance
The Ark reserves the right to charge guests for the following, but not restricted to, damages and breakages, lost keys, missing items, additional cleaning, late check out. Any additional charges will automatically be charged to the credit card provided as security for the booking. All guests have obligations under the Code of Conduct for the Short Term Rental Accommodation Industry. COVID-19

Do you have a Covid-19 Policy?
COVID-19 Travelling within NSW: All guests are personally responsible to adhere to the requirements for travel within NSW as outlined by the NSW Government. To view the latest regulations please visit https://www.nsw.gov.au/covid-19/rules/travel-regional-nsw

Terms and Conditions: Our stationery is replaced between guests. Books, magazines, and games are cleaned to the best of our ability, and The Ark is ventilated between guests. Cancellation Policy associated with COVID-19
If government-enforced restrictions or border closures are in place for the specific travel period booked, guests will have the opportunity to amend their dates of travel. Please refer to Terms and Conditions: Section Cancellation

DAMAGE & REPAIRS

What if something breaks during our stay?
Should damages/ accidents occur during your stay, please notify your hosts immediately. Likewise with any non-working utilities and appliances. To avoid potential for damages and breakages, do not move any furniture and decorative objects from their existing position.

Any tradesperson/s attending the property to fix an issue/damage that is deemed to be caused by you will result in all associated costs being automatically charged to the guest(s) credit card.

Any breakages, damages, missing items, and lost keys/remotes must be reported, and must be paid for at the guest’s expense.
